Our Services and Responsibilities:

Are you a busy professional? How valuable is your time? We offer tenant locator services so you can focus on running your business.

  • Provide clients with market analysis to determine the market rent range.
  • Advertise the property online at ottawagatineaurentals.com, OGR Facebook page, kijiji.com, padmapper.com, and other free classified websites.
  • Create marketing materials (ads) based on information provided by the client.
  • Show the property to prospective tenants.
  • Provide feedback from prospective tenants on property condition and price.
  • Collect and process rental applications from prospective tenants.
  • Provide clients with the results of credit and background checks.
  • Provide prospective tenants' contact information.
  • Draft lease agreements (Ontario/Quebec) for client signatures.
  • Deliver property keys on move-in day.
  • Conduct a move-in property inspection.
  • Conduct a move-in smoke alarm inspection (battery replacement).
  • Collect signatures for the final lease and both move-in inspection reports.
  • Collect first and last month's rent.
  • Provide a DVD with pictures or videos of the premises to support property inspections.
  • Deliver both hard and soft copies of all documents.
  • Provide a final statement of services rendered.

The client agrees to pay the following fees:

Initial Marketing Package: $312.00 + HST (includes 2 ads and a listing on ottawagatineaurentals.com).

Leasing Fees:

  • For properties leasing at $2000 or above: 65% of the first non-discounted month's rent.
  • For properties leasing between $1000 and $1999: 80% of the first non-discounted month's rent.
  • For properties leasing below $1000: 100% of the first non-discounted month's rent.

Third-Party Marketing Costs: Any additional costs for marketing the property on cost-based websites, online ads, or special features will be charged to the client's account at cost. The client will provide a budget in advance for these services if required.

Credit and Background Checks: These will be conducted at cost.

Multiple Property Listings: Discounts and customized packages may be available for clients listing multiple properties. Please contact us for more details.
